For UK landlords using a letting agent
Turn letting-agent statements into MTD-ready spreadsheets.
Your agent pays you one net amount. Making Tax Digital needs the gross rent and each expense in its own category. Upload the statement, check the figures, and download a spreadsheet laid out for your bridging software.
In development, opening early 2027. First statement free, then £39/year.
Your agent's statement
- Rent received
- 1,200.00
- Management fee 10% + VAT
- −144.00
- Boiler repair (contractor invoice)
- −85.00
- Paid to you
- £971.00
Your spreadsheet
| Item | Category | £ |
|---|---|---|
| RentIncome | Property income | 1,200.00 |
| Agent management fee (incl. VAT)Expense | Legal, management and other professional fees | 144.00 |
| Boiler repairExpense | Property repairs and maintenance | 85.00 |
✓ Checked: 1,200.00 − 144.00 − 85.00 = 971.00, matches what you were paid.
How it works
- 01
Upload the statement
The PDF your agent emails you each month or quarter.
- 02
Check the figures
Gross rent, fees, repairs and other costs, each mapped to a Self Assessment property category. Nothing is hidden: if the lines don't add back to your payout, it tells you.
- 03
Download for your bridging tool
A spreadsheet laid out for the bridging software you use. You submit it yourself, as you would now.
Why now
Under Making Tax Digital for Income Tax, landlords keep digital records and send quarterly updates with totals for each income and expense category. Updates are due by 7 August, 7 November, 7 February and 7 May.
If your agent pays you a single net amount, someone has to split that back out every quarter. That's the job this does.

Questions
›Does it send anything to HMRC?
No. You download a spreadsheet and submit it through your own MTD bridging software, the same way you would with a spreadsheet you filled in by hand.
›Which bridging software will it work with?
We're building export layouts for VitalTax, 123 Sheets and Forbes MTD first. Tell us which one you use when you join and we'll prioritise it.
›Will it read my agent's statements?
It's being built for the PDF statements UK letting agents send, and we're testing a wide range of layouts before launch. Your first statement is free, so you can check it works with yours before paying.
›What happens to my statements?
They're processed and then deleted. Only the extracted figures are kept in your account.
›Is this tax advice?
No. The tool extracts and organises the figures; you (or your accountant) review them before anything is submitted.
›What if it isn't ready?
If you take the founding offer and the converter isn't open by 31 January 2027, you get a full refund. You can also ask for a refund any time before then.
Get it before the February deadline
Join the waitlist and we'll email you when the converter opens. Founding members get the first year for £19 instead of £39.
